Where the Inventory Is
Newark leads all cities with 111 active listings at an average price of $731,000, offering the widest selection for buyers in Essex County. Paterson follows with 55 listings averaging $639,000, while Fort Lee in Bergen County has 52 active homes with an average ask of $701,000.
Hudson County's urban core is seeing steady activity too — Jersey City has 18 active listings averaging $736,000, while North Bergen (13 listings, $731,000 avg) and Union City (13 listings, $595,000 avg) round out the waterfront corridor.
The Bergen County Picture
Bergen County remains the most diverse market in the region. From entry-level options in Hackensack (11 listings, $432,000 avg) to ultra-luxury in Alpine (12 listings, $13.4 million avg) and Saddle River (12 listings, $5.5 million avg), there is something at every price point.
Edgewater (21 listings, $1.1 million avg) and Cliffside Park (19 listings, $1.1 million avg) continue to attract buyers looking for Hudson River views with Bergen County schools.
